Frosted film (also called etched glass film or sandblast vinyl) is a pressure-sensitive film applied to glass that simulates the look of acid-etched or sandblasted glass at a fraction of the cost. It is widely used in Singapore offices, clinics, and law firms for meeting room privacy, reception screens, and glass door branding. Plain frosted film starts atÂ
SGD 6 per sqft. A full office partition panel (up to 2.4m × 1.2m) costs SGD 150–500. A complete set of 10 office partition panels costs SGD 1,000–3,500.
What Is Frosted Film?
Frosted film is a translucent white or grey vinyl film with a fine matte texture that mimics acid-etched glass. When applied to clear glass, it diffuses light and obscures the view through the panel. Unlike genuine sandblasted or acid-etched glass — which is a permanent, irreversible treatment — frosted film can be applied and removed without damaging the glass. This makes it ideal for leased office spaces in Singapore where tenants cannot make permanent alterations to the building's glass.
Opacity ranges from 10% (barely visible, mainly for branding effect) to 100% (fully opaque white). Most office partition applications use 50–80% opacity, which gives strong privacy from the side while still allowing diffused light to pass through. The film can be cut into patterns, geometric shapes, or corporate logos using our Zünd digital cutting system. Full-panel coverage produces a clean, architectural result. Partial coverage — a band of frosted film at eye level — provides privacy where needed while keeping sight lines open above and below.
When to Use Frosted Film
- Glass-walled meeting rooms:Â Apply frosted film to glass partition panels so that meetings and presentations are not visible from open-plan work areas.
- Reception area glass screens:Â A frosted film panel behind the reception desk creates a professional backdrop and screens the back office from visitor view.
- Glass office doors:Â A full-panel or mid-band frosted treatment on internal glass doors prevents colleagues from seeing directly into offices.
- Medical and clinic consultation rooms:Â Patient consultation areas require visual privacy. Frosted film on glass partitions meets this requirement without the cost of full opaque walls.
- Legal and financial firm partitions:Â Law firms, wealth managers, and financial advisory offices use frosted film to create a sense of confidentiality in client-facing spaces.
- Shower screens and bathroom glass: Residential and hotel applications — frosted film on shower screens provides privacy while maintaining light flow.
- Glass balustrades:Â Balustrade glass in staircases and mezzanines can be treated with frosted film for a design feature or to prevent vertigo effects.
- Branded glass features:Â Logo-cut frosted film on lobby glass, glass lift doors, or glass conference room walls creates a subtle, premium branding element.
When Not to Use Frosted Film
- Fire-rated glass:Â Do not apply any film to fire-rated or fire-protective glass without confirming with your building manager and the glass manufacturer. Film can void the fire rating certification. Consider acid-etching or screen-printing on fire-rated glass as alternatives handled during manufacture.
- Constantly wet surfaces (bathrooms with direct water contact):Â Standard frosted film is not rated for continuous water immersion. For surfaces that are regularly soaked (e.g., shower interiors), a specialist moisture-rated film is required, or consider architectural frosted glass panels instead.
- Curved or domed glass:Â Flat frosted vinyl does not conform to curved surfaces without visible tension lines or bubbling. For curved glass, consider a speciality cast film or discuss screen-printing on the glass directly.
- When the client needs sound insulation: Frosted film changes visual privacy only — it does not reduce sound transmission through glass. A double-glazed partition or acoustic film is the appropriate solution if sound control is the requirement.
- When full opaque partition is needed:Â If total opacity, structural separation, and sound control are all needed, a framed solid partition wall is more practical than frosted film on glass.

Lifespan of Frosted Film
- Indoor air-conditioned (offices, clinics, law firms): 5–7 years. No UV or weather exposure. Main cause of end-of-life is edge lifting from repeated cleaning with ammonia-based products.
- Outdoor or semi-outdoor glass (covered walkways, building entrance doors): 3–5 years. UV and humidity accelerate adhesive degradation. Sealed edges extend lifespan.
- Bathroom and wet area applications: 2–4 years with standard film. Specialist moisture-rated film rated for 4–6 years — confirm this requirement when ordering.
- High-touch doors and panels:Â Edge wear around handles and push points occurs faster. Consider a reinforced overlaminate on door-push areas.
- Renovation cycle: Many Singapore office tenants replace frosted film at each office renovation cycle (every 3–5 years) regardless of film condition to update the look or change the branding.
Maintenance
Recommended cleaning steps:
- Dampen a microfibre cloth with warm water and a small amount of mild dish soap.
- Wipe gently in one direction. Do not scrub back-and-forth across edges.
- For marks that water will not remove, dampen a cloth lightly with isopropyl alcohol and wipe gently.
- Dry with a clean dry cloth immediately after cleaning.
- Check edge seams every 6 months — press down any lifting edges with a soft squeegee tool.
Do NOT use:
- Ammonia-based glass cleaners (Windex, Mr Muscle Glass) — ammonia dissolves the adhesive over time and causes the film to cloud and peel. This is the single most common cause of premature frosted film failure in Singapore offices.
- Abrasive sponges or scourers — the matte frosted surface scratches easily and scratches are permanent.
- Razor blades — even a careful scrape will leave permanent marks on the frosted surface.
- Steam cleaners — heat and moisture together loosen the adhesive bond and cause bubbling.
- Bleach or chlorine-based products — degrade the film and cause discolouration.
Inform your cleaning contractor: The most common cause of premature frosted film failure is office cleaning staff using ammonia-based glass cleaner. Add a note to your cleaning specifications that frosted film panels must be cleaned with water and mild soap only — not glass spray cleaners.

Applications by Industry
Lal Institutionsw Firms and Financia
Singapore's CBD law firms and financial advisory offices were among the first commercial adopters of frosted film when open-plan glass offices became common in the 2000s. Client confidentiality requires that meetings are not visible from open areas. Frosted film at 70–80% opacity on full partition panels is the standard specification. Logo-cut frosted — where the firm's name or logo appears as a clear window in a frosted field — is the premium version used in partner-floor meeting rooms and main reception glass. DBS and financial sector clients use consistent frosted film specifications across multiple floors to maintain a uniform interior look.
Medical Clinics and Healthcare
Singapore medical clinics and specialist centres apply frosted film to consultation room glass as the primary patient privacy measure. The Ministry of Health does not specify a film opacity requirement but patient-facing glass in examination areas is typically treated to 80–100% opacity. Frosted film is preferred over blinds because it cannot be left accidentally open, provides a clean, hygienic surface, and does not collect dust. A*STAR research facilities apply frosted film to lab observation glass for both safety and access-control visual cues.
Corporate Offices and Business Parks
The Ministry of Manpower and Singapore Police Force have used frosted film for internal office glass in secure-access floors where visual separation from visitor areas is required. Standard specification is a full-height frosted panel with the department name or building identifier cut in white text on the frosted field. Sembcorp Marine and similar engineering companies apply frosted film to technical office glass where drawings and project data on screens should not be visible to passing staff.
Hotels and Hospitality
Hotels apply frosted film to spa and gym glass — particularly on street-facing or pool-deck-facing walls — to maintain guest privacy. Park Regis Singapore uses frosted film on glass panels in the spa reception area and treatment room corridors. The film's ability to allow diffused natural light while blocking the direct view is important for wellness spaces where the aesthetic relies on natural light.
Education and Cultural Institutions
Esplanade and National Heritage Board facilities use frosted film on glass partitions in staff and administrative areas. NUS applies frosted film to glass-walled study pods in libraries so students can use the pods without being distracted or observed. Patterned frosted film — university crests, geometric patterns — is used as a design feature in faculty buildings and administrative lobbies.
